Do you specialize in a neighborhood?

Within the ‘bit Southern team, each agent specializes in a specific demographic area within the Dallas / Fort Worth metroplex in addition to surrounding suburbs and specific neighborhoods so you are matched with the expertise that best suits your needs.

How do you arrive at the listing price when selling a home?

We provide our clients with a comparative market analysis using sold homes within the last 90 – 180 days as well as active pending sales in the area of the client’s home.  The condition of the property is also considered in how it compares with others.  If repairs or updates are needed that will be discussed.  This is not an official appraisal, but an analysis to help the client see how their property compares to others that have sold and are selling to help them decide on the price they want to list their home.

Whom will I be working with?

Unless you request a specific agent, new clients work with Ernie and Michelle Mays to start.

How much will I pay in realtor fees/commissions?

We typically charge a commission between 1% and 3% of the sales price of the home, however, we evaluate every client and transaction separately.

What should I do to get my house ready?

We will provide our clients with a checklist that will give them suggestions to help them prepare their property to show at its optimal potential.  We will be happy to go over this list and help the client decide what will be the most important and strategic for getting the most for their property.  Sometimes it is a benefit to bring in a professional stager, and we will assist in connecting our clients to a stager they are comfortable working with.  We will be there thru this process with our clients to help them get their home ready, listed, and sold.

How do you typically communicate with clients?

Communication is vital to a smooth process.  We know that everyone is different in how they like to communicate and be communicated with.  So from the beginning, we ask our clients what form of communication they prefer.  Whether it is thru text, email, or a direct phone call, we gladly accommodate for their convenience and comfort.

What is your sales plan when selling a house?

Getting the property in front of as many eyes as possible is key to selling a home.  Using a professional photographer for pictures will be suggested for our clients, as a picture says a thousand words.  With the permission of the client, the property will be put on the MLS with these photos, so potential buyers can get a good feel for the property.  A sign will be put in the yard as well.  We will also use social media sources as well as our website to promote the property for further exposure. If the clients would like we will host an open house event to draw further attention.

How long does the buying/selling process take?

The amount of time has many variables that can affect this process.  In a perfect world usually, 30-60 days is fairly common in our market.  This can and will change as the market changes.  Sometimes circumstances will cause the process to take up to 90-120 days and sometimes longer.  It is possible to have a transaction close in less than 30 days, such as in a cash transaction.
